What a tune-up and safety inspection covers

Florida is hard on a door. Humidity corrodes springs and cables, UV degrades the seals, and hot afternoons followed by cool nights work the hardware loose over the years. A door serviced within the last year fails far less often.

1. Lubrication

   Hinges, rollers, bearings and the spring itself, with the right lubricant rather than a household spray.

2. Hardware tightening

   Every hinge, bracket and track bolt worked loose by years of cycling and temperature swings.

3. Spring tension check

   Tension measured against the door's weight, since a door out of balance shortens the life of the opener.

4. Cable inspection

   Fraying, drum seating and even winding on both sides, the failure that most often takes a door off its track.

5. Roller condition

   Worn stems and flat spots that make the grinding noise most people call about, and whether nylon is the upgrade.

6. Sensor alignment and auto-reverse test

What changes the price of a repair

We do not quote a door we have not seen. These are the things that move the number.

• Which part failed

  A roller or a bottom seal is a different job from a torsion spring, a cable drum or a bent track section. A full opener replacement is different again.

• Door size, weight and material

  A single steel door and an insulated double or a custom wood carriage door do not carry the same hardware, and the parts are not priced alike.

• Hardware age and service history

  A door that has run a decade with no maintenance usually needs more than the one part that failed. We tell you what is worn before we touch it.

• When you need us
