The five factors

In the order a technician weighs them on site.

• Door age and material

  A door under ten years old in sound structural condition almost always favours repair. Past twenty with recurring issues it almost always favours replacement. In between is where the other four decide it.

• Cumulative repair spend

  Not the last bill, the total on that one door. Three visits that each fixed something real is the pattern that says the door is the problem, not the parts.

• Panel condition

  This is the one that overrides everything. Cracked, dented or delaminating panels, or torn fixing points, cannot be repaired back to true. Hardware is replaceable, panels are the door.

• Opener age

  An opener near the end of its life on a door about to be replaced changes the maths, because doing both at once costs less than two separate visits and a mismatch.

• Spring cycle life remaining

  Springs are consumable. A door with springs near the end of their rating is carrying a known cost that belongs in the comparison rather than arriving as a surprise next season.

What an honest assessment includes

Whoever you have out, this is what you should get.

• Every panel checked, not just the one that failed
• Hardware age and condition across the whole door
• Spring type, cycle rating and remaining life
• Opener age, condition and safety device function
• Both options priced, in writing
• No work scheduled until you have read it

Questions about the decision

• My door has had three repairs in two years. Is that the answer?

  It is a strong signal. Three visits that each fixed something real usually means the system is at end of life rather than that you were unlucky, and the next call is already queued.

• Can a cracked panel be repaired?

  Not back to true. Panels carry the load and the geometry, and a cracked or delaminating one keeps moving. That is the factor that overrides the other four.

• Is a new door worth it just for insulation?

  If the garage is attached with conditioned space above or beside it, it is a real factor. If the door is otherwise sound, an insulation upgrade is the cheaper route to most of the benefit.

• Should I replace the opener at the same time?

  If it is near the end of its life, yes, because doing both at once avoids a second visit and a mismatch between a new door's weight and old force settings.

• Will you push me toward replacement?
